The largest company in the construction market and well-known property developer Kirsan Group is currently promoting some innovative projects: the 90-day construction of the Green Village stone frame houses as well as the creation of SWISS Village eco-homes in the Tohatin district. We see a link with the quality houses of the Green Village and modern, carbon neutral infrastructure.
The company organised client meetings at their offices to go through the implementation processes of these promising building projects.
One of these meetings was with Bogdan Leschinschii, the architect of the Green Village and Swiss Village projects, and the site manager Denis Baranovsky and it highlighted interesting details, gave answers to important issues for interested buyers, and also presented an attractive offer from the company, if they made their decisions before the end of 2023.
The meeting used the KRS (XL) model as the basis for discussion. This is the largest of the available styles, with an area of 200 m². The designs are in the style of European minimalism and consist of three levels - the basement, ground floor and first floor. The assembly frame of the house consists of the foundation, columns, and crossbars. The walls are mode of high -quality ceramic bricks with rock wool or foam insulation.
The internal layout of the house and use of spaces is customer specific. In the basement there is space for storage rooms, a boiler and utility room, a spa area, home gym, or a workshop – all according to the individual client’s preferences.
The ground floor has a bathroom, two bedrooms, a kitchen, and a lounge-diner, as well as a terrace, with space for a fireplace if desired. The next floor has provision for a second bathroom, office/study, bedroom, and dressing room, as well as terraces which can be open or with screening. The split levels are connected by short staircases of ten steps. Solar panels can be installed on the roof.
General dimensions of the house are: 10.4 x 11.4 meters, the plot size is 500-600 m2. There are private areas around the building with a garden behind the house.
On the Swiss Village development, smaller house designs are also available – the KRS (L) is 150 m², and, on plots of 400m2, the smallest family home is the KRS (M). These are single -level houses with an area of 100 m² with a living room, three rooms, a kitchen, a corridor, a bathroom, and a toilet.
The managers also described the eco areas of the Swiss Village. The roads between the housing plots are laid out to provide convenient access while maintaining attractive vistas. Parking spaces are provided for as well as turning areas and there is attractive landscaping.
In the center of the estate, a children’s playground is planned. There is also an area where residents can rent an allotment to be able to grow their own produce and flowers.
On the upper part of the territory adjacent to the highway, low-rise buildings are planned, including four commercial blocks for shops, hairdressers, a pharmacy and other facilities for residents of the micro-district. The construction of these commercial blocks also acts as sound barrier, to minimize traffic noise from the nearby road.
There is a lake in the lower part of the site. There is an agreement with Primeria of the commune Tohatin that in the future, with the general consent of the residents of the residence, to build a dam by the lake. There are several artesian wells on site, which in the future can be used to provide an additional source of quality water for residents of the settlement.
Adjacent to the planned construction area, the company has another plot of land. Here it is planned to lay a large park, with space for playgrounds and recreation.
The entire territory of the residence will have a green perimeter.
The management company will handle the maintenance of the micro-district as far as safety, cleaning, and maintenance of public places are concerned.

What is included in the price of the house indicated in the company's catalogue?
The indicated cost includes:

• external 30-centimeter walls of brick, insulation with polystyrene (30 cm.)

• the roof of the house, insulated with 10-cm extruded foam
• waterproofing.
In fact, the buyer receives a finished watertight building - a standard version with an open layout. In agreement with the client, internal layouts are then agreed.
At the moment, the company is developing a basic offer for internal work for customers - the number of plug sockets, heating units, etc. And then the customer forms the space to his taste - warm floors, partition walls, etc.
At client request, the company provides further design support and construction work.
Is it possible to calculate a full range of services at the construction start stage - to create a ready -made residential project?
The company offers a basic project, as a starting point. There are ready-made solutions for their layout, but in any case, this is a flexible scheme that can be discussed and customised in a meeting between the client and the company.
It is advisable to complete all internal work planning at the first stage. In this case, the work is carried out large -scale and as quickly as possible: a large crane is brought on to the site, trucks with all construction blocks and materials, and construction teams can perform the necessary work in all houses.
What are the Swiss Village project deadlines?
Construction begins with the first upper corner sector and its completion is planned within a year.
By March 2024, the company plans to complete the preparatory work for the first sector of the site: to carry out the groundworks and to build the first substation, which will feed this sector according to the initial scheme.
A three -phase power supply system is brought to each house, allowing for electric car charging points. As the development continues, the second substation will be built for the multi-storey buildings.
The beginning and pace of work depends on the readiness of the first buyers to make an initial contribution. Based on these contributions, water supply, sewage, and internet cabling will be carried out for use in the coming year.
The same goes for gas. After it is summed up to each site, each of the owners will be able to apply for contracts with the relevant power companies for maintenance and tariffing, installation of meters and connection.
In the future, the organizational issues of eco-resident will be resolved by the Residents’ Association, which will take into account the opinions of all village residents.
What is a temporary communication connection scheme?
The temporary scheme for connecting communications is valid until the commissioning of the houses, that is, until the conclusion of individual private contracts with service providers.
Up to this point, users pay for communication services as a legal entity (above at the prices).
How do you find out the cost of solar panels on the roof?
The cost of the installation is calculated individually. It all depends on how many people will live in the house, how many kW do you need, what devices you plan to use - that is to say, to calculate the amount of consumption.
Based on this, the purchase and installation cost of the number of panels required is calculated. In general, the solar capacity which can be installed on the roof will allow you to produce from 8 to 12 kW of solar energy.
Is it possible to put the M style of house on a plot of 500 or more square meters?
It is possible, but in another territory. A single-level house involves the presence of an even plot of land, and the territory of Swiss Village is mostly a slope.
By the way, in accordance with the construction scheme, in the first sector there are four sites with one-story houses.
How many of the plots have been taken up at the moment?
Several plots have already been sold or booked, so at the moment 50% of the first sector is already allocated to customers.
It is important to keep in mind that if you purchase a plot, then in accordance with the contract, there is an obligation to build a house on it within a year. If the house is not built, then, also in accordance with the contract, the company redeems the site from you at the same price that it was sold. Or you can change the site from one which is being built to a site with a later build date.
Or, conversely, if desired, you can purchase sites in areas of later construction. In this case, their development is given more time. If the owner of the plot has financial capabilities, he can change his plot to a plot B in an actively built-up territory.
What are the access roads in to Swiss Village?
There are three road routes for this settlement. The largest main road is the exit from Vadul-lui-Voda from Chisinau Street, along the Tohatin commune. The second road is from a roundabout near the Port Mall shopping center - at the end of the Ciocana sector. At the moment, this road is about 1 km. This is not yet surfaced, but that will happen in the near future.
The third road will be built by the municipality and will unite the village of Tohatin and the village of Cheltuitori.
And in the future, it is planned to make a major route that will go to the municipality of Bubuieci, and it will also be possible to get into the village from this highway.
If I want to build a house in the Village, what needs to be paid right now?
To start building a house, you must first purchase a plot. At the moment, there is a choice of plots with an area of 4, 5, and 6 hundred square metres, the cost of which, respectively, are 12, 15 and 18 thousand euros.
You also need to pay for the cost of connecting services to the house, in the total amount of 12,000 euros, namely: 3,700 euros for the paving in the village, 4,800 euros for municipal services (electricity, water supply, household drains and sewage, gas pipeline, Internet), 3,500 euros - construction and installation of the entrance group (external fence in the form of a reinforced concrete base 80 cm high, cladding it with natural stone, a gate for entering the site).
If I can’t make the entire amount at once, are there any other payment options?
You can do this: pay for the necessary minimum (for a plot of land, services, landscaping, and entrance group) - taking into account the discount, this amount is 21,600 euros.
Then, pay the company 50% of the cost of the house. At the end of the construction, when the house is commissioned, a mortgage can be issued for the rest of the amount. You can apply for a mortgage to cover all the costs of the complete house. This would mean that by 2025 you can already move into and live in your new house.
